Today we look at the online estate agent 121 move. Its tag line is “the fastest and cheapest way to get your property advertised on rightmove”, a great claim and certainly one we were interested in after we ran the articles last month on advertising on Rightmove

Site usability
The home site is visually appealing with a good design. The 3 boxes on the home page provide some popular choices into the three selling options and make it easy to find out what it will cost to advertise.

The site has a smart colour scheme and has complimentary images to match. It’s clear that the site has had plenty of time and thought on the design and has some very nice design features. Navigation was made easy with plenty of search areas and filter forms to navigate to the relevant property.

Site features
With the cost of living increasing during a recession, moving can be a costly event, so any way of keeping costs down is worthy of consideration.

With no minimum contract period and no commission on the sale of your home this service will appeal to the pocket.
We caught up with Matthew Parsons director of 121move. “We are an online estate agent, we offer property sellers the same professional service as a high street estate agent but we do not charge commission. Our fees start from as little as £295+vat upfront payment with no further commission to pay and we cover the whole of England and Wales. The only difference is that we do not accompany any viewings. All properties are advertised on all major property web portals including rightmove, findaproperty, primelocation, zoopla and many others where it is estimated that over 90% of buyers initially find their new home. Our service includes a home visit where we take professional photography and floor plans with room measurement. We negotiate all offers on behalf of the vendor and if an offer is accepted we write to all parties including their legal representative and see the sale through to exchange and completion”.

Matthew continued, “121move.co.uk offer buyers the opportunity of booking a viewing directly with the seller by using our unique 121move messaging centre. If a potential buyer finds a property they want to view or enquire about, once registered they can send their request directly to the property vendor who receives an automated SMS text message and email prompting them to respond. This service is available 24 hours a day 7 days a week so even when your traditional high street agent is closed, 121move.co.uk is still open for business. If you prefer, you can also get in touch will a qualified agent over the telephone during normal office hours”.
“We also offer all our customers mortgage advice and conveyancing services via our partnered firms. 121move are members of the NAEA and approved by the OFT”.

I noticed the 121move service offers a set fee even if you use multiple agents. Also the details and photographs were of a very good standard on the properties i reviewed – good value considering the cost. So it was interesting to see the testimonials on the site supported this, “I was very pleased with the service I received from 121move. The photos were excellent, the sign was put up in good time and resulted in my house selling within 3 weeks of being marketed. 121move assisted with the offer acceptance in a professional manner. I would not hesitate in recommending their services.”

Conclusion
A very smart looking site, easy to use and a great way to list property on Right Move. The site and listings itself looked good but sadly the site didn’t have as much property on their books as the larger sites on our various searches. But for £295 + vat it has a good deal of potential and puts the property on Right Move which is worth a lot more than the fee if you sell. Other alternatives such as Tepilo.com and Little House Company are also worthy of consideration.

  1. Online estate agents are now becoming more popular as they are considerably cheaper to use than their high street equivalent. The only problem is that not all vendors or landlords have the time to do their own viewings and so their appeal is limited.

    With more people renting and less buying online letting agents will be used more often. Like online estate agents landlords usually have to show prospective tenants their property. However when you consider sites like http://www.letpropertyrentproperty.co.uk charge only a one off fee from £19.99 to find a tenant (no hidden costs) and they current offer to visit to assure the property details advertised and take photos and a virtual tour (not a replacement for viewings but surely offers a good insight to the feel of the property) it’s no wonder why many landlords are turning on online services. Compared to a 10% commission of monthly rent from traditional agents it’s a no wonder. 10% of a £1000 rent per month is £1200 per year to an agent. Granted there may be other services included such as viewings, but is that really worth the commission, not to mention the additional administration fees for reference and credit checking. I think the future is online services. Think about banks 10-15 years ago, rarely did people do their banking online, and now?

    Online agents offer a cheap and limited service but I believe people would rather deal with a local agent if they offer similarly compettive fees. At Property Parrot we sell property in Leeds from just £299 and offer the services national online estate agents can’t – accompanied viewings, FREE valuations and a face to face service.
