How to value your own home
When you have a unique property, this can become a real challenge. This has been the case as the value surely is down to what somebody is prepared to pay for the property. If its unique you have very little to go on. The news has been full of properties having vast arrays of estimates.
It’s become apparent to many trying to sell their property that you realise there is no such thing as a value for a property – just an estimate.
Danny Williams, who has just started the online estate agency One London Property, proclaims – forget experts and do the valuation yourself. “Most people are accurate to within 10 per cent of a home’s value. It’s easy these days to discover what other properties sell for, thanks to the Internet. And as 80 to 90 per cent of homes are similar to those nearby it’s easy to make comparisons”
The National Association of Estate Agents says, “Valuation isn’t a science or a fine art. Most agents simply make appraisals of a property and produce a figure that they think sits well in the local market”
The First thing i do is take visit to rightmove.co.uk and a search under recent properties that have completed in my area give me a good idea within 10% of what people are paying. Take into account bedrooms, detached, garage, garden, and a rising or falling market will have to be taken into account if it’s different since the sale completed.
Next i normally take a look at the local paper and websites such as Zoopla, Tepilo and FindaProperty in addition to Rightmove. Enter in your home criteria and see what prices come up. Use this as a way of setting a price. Then depending on how in need you are to move, set the price a little above or below according.
